Price of Agricultural Land Up by 500% ...
The rapid pace, at which the prices of real estate in Bulgaria is going up, has been also spotted by the Wall Street Journal broadsheet newspaper, which ranked Bulgaria at the top of the world's standings against this index. There are quite substantial grounds to think that this tendency will go on over the next few years. Moreover, this tendency has a strong foundation, not influenced by the inflation rate, and namely the deliberate undervaluation of the real estates in Bulgaria, which has been accumulated for years now, and the artificial equalization of the prices, inevitable under the conditions of globalization.
There is yet another key-factor for this tendency and this is the gradually increasing liquidity of the real estate market in the country. Considering the more and more drastic increase in the prices of real estates over the past two or three years, we can assume with quite a certainty that the satiation point is still a few years ahead. Of course, not all sectors of the Bulgarian real estate market are equally developed; neither will they develop at an equally fast pace in the future. The prices of real estates at the Bulgarian seaside are expected to slacken the pace of increase, whereas the investments in farmland are to give considerable opportunities for profit-making in the near future.
Over the past two or three years there has been a serious movement on the Bulgaria's farmland market. In the crop-growing, vine-growing or vegetables-growing regions of Bulgaria the price of farmland has increased from 500 levs/ha up to over 2,000/levs/ha. The restitution of land in real-term borders resulted in a startling 50-year delay, as regards the consolidation of farmland. This fact, added to the landowners' lack of interest in taking on farming business, is the basic reason for 35% of the farmland in the country to be left uncultivated. Having in mind the strict financial commitments of the EU towards the Bulgarian agriculture and the commitment of the state to stimulate the already developing farmland market in Bulgaria, we may expect an increase in the price of farmland by 300-500% over the next 5 or 7 years.

Real estate breaks record ...
THE Wall Street Journal reported in June that the prices of real estate in Bulgaria jumped 48 per cent last year, a world record and the highest rise in prices registered in any country.
Even the most developed countries have seen drastic price increases in the last three or four years. Though surprising, the rises in Bulgaria were part of global trend.
"Over the past three years, measures of housing values are up 48 per cent in France, 33 per cent in Brazil and they have nearly doubled in South Africa," the journal wrote. "In just the past year, prices have risen 19 per cent in Hong Kong."
The newspaper said that low interest rates were the main driving force behind the boom. But there are several other factors, including the intensifying flow of capital, aggressive bank-lending and a frantic search by investors, large and small, to find better returns than those offered by stocks and bonds.
Foreign capital is behind a serious part of the Bulgarian real estate boom, according to surveys in June. Bulgarian companies have invested more than five billion leva of their own funds in real estate during the last two-and-a-half years, according to a report by Creditex, a credit management agency. Much of the money has been poured into high-end residential property.
In past months, real estate agents have had some disagreements about the domestic market, with some saying that a drop in prices by 20-25 per cent is expected in the second half of 2005 and others saying that market segments, such as luxury housing, will continue to rise because demand still outmatches supply.
Most realtors agree that prices for agricultural land will rise the fastest when the country joins the European Union.
Two large-scale investments by foreign property developers in Bulgaria attracted attention in June. First, the UK-based fund Equest Partners announced plans to inject 50 million leva to support the growth of domestic supermarket chain Familia, which aims to become a major local food retailer.
Equest handled its move through its Equest Investments Bulgaria fund, which acquired slightly more than 30 per cent in Familia with a hike in capital.
The fund agreed to contribute more investment in the next three to five years if Familia needed further backing for its development. Familia said it would invest money by opening new stores, training staff and developing better knowledge, products and services.
Familia has 17 stores in Sofia, where it competes against major foreign supermarket chains like Billa, HIT and Metro and Bulgaria's Evropa and Fantastico. Familia's goal is to promote convenience.
The fund, which has raised 120 million euro for investment in the country, has so far invested 70 million euro in equity in four companies in real estate and auto sales. The fund now plans to invest in the financial services sector.
Bulgarian Property Developments, which is traded on the London Stock Exchange, bought six properties in Bulgaria, five in Sofia and one in Bansko. Four of the properties are on Sofia's ring road, close to the airport, and the fifth less than a five-minute drive away. The property in Bansko will be used, according to a preliminary plan, for an apartment complex. The company plans to buy properties in other cities.
The property exhibition Immobilia Bulgaria in Varna, set to open on July 5, will sell property all over Bulgaria. The Sofia Echo is one of the exhibition's media partners and will be an active participant in the event.
Developers, architects, banks, realtors, analysts and property renovators will be at the exhibition which runs through July 9.
Immobilia Bulgaria will next appear in Bourgas from August 18 through August 21, and then in Sofia in October. In 2006, the fair will take part in the spring edition of the Plovdiv International Fair.

Bulgaria Increasingly Attractive to Foreign Investors ...
Bulgaria and Romania promise to become the most attractive countries in the South Eastern Europe region for foreign investors.
According to a latest report released this week by the analytical unit of Bank Austria Creditanstalt, investors will be attracted by the good privatisation offers in the two Balkan countries. Besides, since the early 90s the region has been turning into the fastest developing market after Asia.
With an average GDP growth of 5% annually since 2000, South East Europe surpasses the EU member states in its economic development, where the average annual GDP is 3.5%.
Structural changes, related to EU membership, would increase the positive economic developments as the two countries move forward toward EU membership. Bulgaria and Romania would develop greatly after joining the EU and were expected to become leaders in economic growth in the region, the report says.

Education for Expat Children in Bulgaria ...

Although, the majority of Brits buying in Bulgaria are looking for holiday homes/buy to let and investment opportunities, there are people relocating permanently. It is not just retired Brits who are planning to move to Bulgaria but also families with young children.
Despite the natural adaptability of children, the younger the better, any major change in their life will have some impact. One of the most influential factors which worry most parents is changing schools. In this case, it is not just a simple change in schools but a change to an educational system that is not yet European.
If you intend to live in Bulgaria permanently, you will want to look at the state education system. On the other hand, those who plan to spend a short period of time or are not yet convinced about their move may wish to consider private, international schooling.
State education in Bulgaria is free. Compulsory education is from the ages of 7 to 16 but many begin earlier attending kindergarten or preschool from the age of 5. Primary school begins for children aged 7 and continues for 4 years before pupils graduate to middle school where they remain for a further 3 years. Secondary school or high school is for between 3 and 5 years. Almost one third of students go onto further education.
In an attempt to move it away from communist rhetoric, the entire education structure has been undergoing major reforms which began back in 1989. Today the government spends around 3% of the country??™s GDP directly on education as it aligns itself for joining the EU in 2007. It should continue to improve as children will need to learn the skills and gain the knowledge to compete with their European counterparts in the future.

) there are still numerous problems with the system including inflexibility, centralisation and lack of guarantee of equal opportunities for young people.
If you want to educate your child through the medium of the English language in Bulgaria, most of the private schools tend to be located in the country??™s capital of Sofia as opposed to the coastal areas and ski resorts where people are buying. Nevertheless, as we have seen in the Costa del Sol, as more and more British families move in the demand for International Schools will increase and consequently so will the supply.

Sozopol - Gem of the Bulgarian Black Sea ...
Sozopol means town of salvation in ancient Greek and is one of the oldest settlements in Bulgaria. It was founded 2600 years ago by Greek migrants from Asia Minor. The seafarers saw the small peninsula with cozy bays and a string of small islands that looked like a paradise on earth. On the remnants of a Thracian settlement they founded a thriving city-state, and called it Apollonia after Apollo, the god of light, poetry, music and healing.
This is probably the reason why the place has always been a magnet for artistic and imaginative people.
Like most ancient towns Sozopol has an old and new part. The old part reminds of an old Greek fishermen's settlement. The steep cobblestone streets - all leading to the pier - are lined with wooden houses. Grapevines twine around the large terraces and old sycamores stand like sentinels guarding the serene atmosphere of the town's heart. There is a market place in the center offering an array of typical tourist attractions - necklaces made of shells, rings and bracelets, home-made baskets and all kinds of knickknacks.
Once you get tired from wandering about, you can chose among the many inviting small restaurants and cafes and savor the delicious local fish soup with a glass of icy white wine. The local cuisine is on the spicy side and is famous for fish dishes and frutti di mare. The prices are affordable - a hearty dinner with a bottle of wine will cost you about 10-20 levs (some 5-10 euro). The old windmill converted into a restaurant is a must. Old trellis-vine makes the atmosphere unforgettable and cooking is perfect. Be sure you won't feel sorry for the spent money.
Those who choose to stay over for a longer time can find a small family hotel or a private lodging. Hotels charge 40 to 90 levs a night (20-45 euro); private rooms are available for 10-15 levs. (Mind that during the high season, July-August, prices go up).
The beach in Sozopol is an excellent supplement to the romantic atmosphere. The strip of fine soft sand encircles a cozy, calm bay. The sea here is clean and always warmer than along the rest of the coast. There is a scuba-diving school for adventure seekers and boat trips for sailing fans.
Entertainment is available mostly in the new part of Sozopol. There are disco clubs, billiard halls, bowling and a casino.

Every September Sozopol gathers painters, actors, poets and musicians from all over Bulgaria who come for the Apollonia festival of Arts. A ten-day world of art comes alive amidst the old houses. Summer lasts long at the southern Black Sea coast and you can enjoy sunbathing and walks on the beach until late October.
